Project Overview
Lambeth Council manages over 30,000 homes across South London, each requiring regular electrical maintenance and compliance checks. To support these efforts, Openview, the lead contractor, engaged us to deliver comprehensive electrical services for the council’s social housing portfolio. This project ensures that all properties adhere to electrical safety regulations, safeguarding both residents and properties.

1. Five-Yearly EICR Programme
First, we manage the five-year Electrical Installation Condition Report (EICR) schedule. This program ensures each property is inspected before its next due date. Additionally, any safeguarding concerns or issues are promptly reported to the council. Furthermore, we track and log Consumer Control Unit (CCU) upgrades and handle the installation of new units as required.
2. Fire Safety Alarm Upgrades
Next, we upgrade D1 fire safety alarms to meet LD2 standards, ensuring compliance across all properties. In addition, we install modular links to ensure alarms are interconnected and function smoothly throughout each property.
3. Asbestos Checking
When installing new alarms, we proactively check for asbestos. If we encounter any suspected asbestos without prior reports, we document and report it for further investigation.

Accessing properties is vital to the success of this project. To facilitate this, we communicate with tenants to arrange appointments. In cases where gaining access is difficult, we work directly with tenants, organizing suitable appointments and reducing delays. Our office team manages all communications, including SMS appointment reminders, to maintain high access rates. Lastly, our qualified supervisor (QS) reviews and approves all electrical certificates, which are then submitted to the client.

Coordinating access across a large and diverse housing portfolio, particularly when properties house vulnerable tenants, presented logistical challenges. To overcome these obstacles, we established close communication with Lambeth’s teams and tenants, ensuring smooth access and prompt service delivery.
